- What do you do to get a property leased?

- Perform a full assessment of the property based on current market information to insure
the most effective rental pricing.
- Provide the owner with a list of needed/suggested repairs/improvements in order to promote
tenant safety and maximize rental value.
- Gather pricing information from local contractors to decrease expenditures.
- Manage and inspect repairs and improvements, provide owners with photos where applicable
- Compile detailed expense reports, including copies of pertinent receipts.
- Inspection of all work completed and paying of contractors for satisfactory service.
- Design and implement an effective advertising campaign based on the property.
- Post for rent sign at the property.
- Create and post rental flyers at the property and in our office. We may utilize additional
locations when possible.
- Advertise through various print medias such as American Classifieds, Idaho Statesman, Idaho Press
Tribune, and Kuna Melba News, depending on the tenant base for the property.
- Add property to realtor Multiple Listing Service as a FOR RENT property.
- Web advertising including our website as well as links to various relocation and community pages.
- Answer ad calls and show the properties to potential tenants. 1st Avenue Properties provides phone coverage and
property showings on weekends and after-hours.
- What, specifically, do you do to qualify a tenant after they have applied to rent?

- Perform a complete background check including credit history and all available legal history.
- Personally contact current, and when possible, previous landlord to obtain references.
- Verify employment and wages.
- How do you make sure that the tenant is taking good care of my property?

- Frequent exterior inspections
- Bi-annual safety inspections
- Reports from any service personnel who are called to the property
- Information from neighbors and homeowners associations, when applicable
- What happens if the tenant doesn't pay their rent?

- If the tenant has not paid or made suitable arrangements for payment by the 5th of the month,
we will post an eviction notice. Depending on what action the tenant takes, we may or may not proceed
with the eviction.
- How informed will I be about what happens with my property?

- You will be notified of changes to your property by email, letter, or phone.
- Routine items will be included with your monthly statement.
- How does 1st Avenue handle maintenance requests?

- Tenants may make requests by phone, fax, or email.
- We evaluate requests and assign the appropriate service professional.
- When possible, 1st Avenue Properties will group requests to minimize service calls.
- How do I know 1st Avenue Properties will NOT make large repairs without my approval?

- Each owner authorizes a dollar amount which is acceptable to them to be spent on
repairs without approval--usually from $100-200. Any amount which
exceeds the owner's established amount will require the owner's approval. the only
exception would be an emergency in which we would authorize the repair in order to minimize more extensive damage to the property
and contact the owner as soon as possible.
- When are owner's checks and statements processed?

- Mailed on the 10th and 20th of each month.
- The first check is mailed by the 10th.
- If we have tenants whoa re paying late or are on an improvised schedule, another mailing
will occur on the 20th of each month.
- Can you put the money directly into my checking account?

- Yes. 1st Avenue Properties will deliver a check to any local branch designated
by the owner and send the monthly statement directly to the owner.
- Do you pay the bills for me?

- Yes. We will pay and provide accounting for any bills the owner chooses to have paid.
- We do not, however, make mortgage payments.
- What will I receive with my monthly statement each month?

- Monthly statements include a complete accounting for the month as well as any copies
of bills paid.
- How much do you charge?

- We provide three different programs based on owner needs and
preferences. In general, our fees range from 8-10% of monthly rents.
